Community Consultation

The Walden (formally East Walker Street) is an approved residential apartment project located on the edge of the North Sydney CBD, within the North Sydney Local Government Area (LGA) at 173-179 Walker Street and 11-17 Hampden Street, North Sydney.

Approved by the Department of Planning, Housing and Infrastructure for a total of 239 apartments including 161 Build to Sell residences and 78 apartments for Key Worker Housing.

Public Exhibition through the SSD process is since closed.

FAQs
What are the approved hours of construction work?

In line with the work hours approved under the State Significant Development Application (SSDA) in April 2025, work activities will take place during the following hours:

  • Monday – Friday: between 7am and 5pm (inclusive);
  • Saturdays: between 8am and 1pm;
  • No work will be carried out on Sunday (without prior approvals) and Public Holidays.

At this stage, all works are planned to take place during the approved construction hours. Out-of-hours work, such as evenings or Sunday, is not anticipated. However, in rare circumstances—such as critical works that cannot be safely undertaken during these hours, there may be a need to extend hours. If this occurs, we will provide advance notice to residents and work hard to minimise any disruption as much as possible. Our priority is to keep the community informed and maintain a safe, respectful environment throughout construction.

ALAND is committed to minimising noise and disruption for neighbours where possible and appreciates the community’s patience during noisier works. Noise levels vary across different phases of construction.

Typically, noise levels will be noticeable at demolition, excavation and piling phases, then begin to ease through superstructural and façade phase. Lower external noise impact during internal fitout and landscaping phases.

Construction is expected to be completed by Early 2028, though this timeline may shift if unforeseen delays occur, such as severe weather events.

ALAND projects often progress faster than traditional developments because of our unique approach. Unlike the standard model, where a developer outsources construction to an external builder, ALAND operates as both developer and builder under one roof. This integration eliminates much of the back-and-forth that typically slows projects down—no lengthy tendering process, no waiting for multiple parties to agree. Decisions are made in real time, enabling a more efficient construction timeline. Thanks to this model, delivery of this project with ALAND at the helm is anticipated to be around six months faster than originally forecast during the planning approval process.

From time to time, some temporary road closures will be required for essential service works on lower Walker Street, lower Hampden Street, and upper Walker Street. Advance notice will be provided to residents before any significant road or footpath closures and appropriate traffic control measures will be in place to ensure safe redirection of vehicles.

ALAND fully understands the importance of pedestrian and vehicle accessibility around the site to the local community, and remains committed to minimising disruption wherever possible.

The approved works zones established on lower Walker Street and lower Hampden Street will result in a loss of street parking spaces.

Residents are permitted to park within the work zone before 7:00am and after 5:00pm on weekdays, and after 1:00pm on Saturdays.

ALAND fully understands the importance of parking availability to the local community, and remains committed to minimising disruption wherever possible. In the unlikely event any further parking spaces be required for construction works, advance notice will be provided to residents.

We distribute regular monthly construction updates via e-newsletter to our registered database, sharing the latest news and progress from the Walden site. ALAND will minimise dust impacts through regular watering of exposed areas, covering trucks transporting spoil, and minimizing machinery emissions.

ALAND will use smaller or dampened equipment where possible, adjust operating hours for high-vibration activities, avoid consecutive noisy works in the same area, and schedule breaks to give nearby residents respite. We’ll also monitor noise levels and keep the community informed about upcoming works.

No. All loading and unloading will take place on-site or in approved work zones to avoid congestion and safety issues on public roads.

Emergency vehicles will have full access via Walker Street at all times. Traffic controllers will ensure emergency access is never restricted.

ALAND will ensure access to all neighbouring properties, including driveways, is maintained as much as reasonably possible throughout the construction period. If any temporary changes are necessary, we will provide advance notice and work closely with affected residents to minimize inconvenience.

Construction waste will be removed progressively. Demolition materials may be stockpiled and then removed in bulk. All waste management will follow North Sydney Council’s requirements.

No. Due to site constraints and limited parking around the site and North Sydney more generally, workers will be encouraged to use public transport. Street parking in the surrounding area will be discouraged.

Applications for Key Worker Housing are handled directly through the Community Housing Provider (CHP) responsible for this component of a new development. At this stage, the CHP for this development has not yet been confirmed. As the project is still in the early demolition and construction phase, applications for these dwellings will open likely in late 2027.
