Community Construction Update – April 2026

4 mins read

We’re writing to provide you with an update on upcoming works for The Walden at 177 Walker Street, North Sydney.

Current Works Update

Thank you for your continued patience and understanding as we progress with construction.

Bulk excavation is nearing completion, with remaining works across the basement levels scheduled to continue over the next month, weather permitting.

What You May Notice In April

  • Detailed excavation works (these may generate slightly elevated noise as the team works closer to boundary areas)
  • Continued use of earthmoving equipment to work in tandem with excavators with jack hammers attachments. This is to increase the efficiency of the basement excavation works
  • Dust mitigation remains a key priority with current mitigation measures and ongoing monitoring in place

Equipment to be used during April will include various specialist machinery including:

  • Elevated work platforms and access equipment
  • Various trucks to remove material from site
  • Excavators
  • Dump trucks, tipper trucks and work vehicles
  • Street sweeper

Over The Next Couple Of Months

Over the coming months, you’ll continue to notice steady progress on site as we move through key stages of construction. The timeline below outlines the main activities you can expect:

APRIL: Continuation of detailed bulk excavation. We are aiming to commence structural works in April, which are generally quieter than current excavation activities. These include:

  • Concreting basement structures including but not limited to: » Basement columns, slabs, walls, pads and footings » Permanent stormwater drainage works
  • Concrete trucks and concrete pumps will be required for these works which will utilise the approved work zones surrounding the sites and working pads/platforms within the site
  • Installation of tower cranes

Managing Impacts

ALAND is continuing to operate a range of mitigation measures to reduce dust, noise and vibration during construction, including:

  • Regularly watering exposed surfaces
  • Covering spoil on the trucks
  • Minimising noise disruption from machinery
  • Using smaller or specialised low-impact equipment where possible
  • Locating vibration-generating activities away from neighbouring properties
  • There are currently three water misters onsite with two labourers on hoses where required, ensuring the dust stays to a minimum. We aim to adjust the dust mitigation measures dependent on the wind direction as required
  • Water sprayers mounted directly onto the stone ripper attachments on the excavators
  • Street sweeper to clean immediate surrounding roads where required

We appreciate the ongoing patience and understanding of the local community and will continue to make every effort to reduce construction impacts along the way.

Respite Periods

In accordance with the development consent, and to minimise noise impacts on nearby residents, high-noise construction activities will be undertaken outside of dedicated respite periods. These periods ensure that louder works are predictable, clearly defined and do not occur continuously throughout the day.

MANDATORY RESPITE:

  • Before 9:00am
  • 12:00pm – 2:00pm (midday break)
  • After 5:00pm

Please note that high noise works are defined as rock breaking, rock hammering, sheet piling, pile driving and similar activities under the consent. Operating excavators and disposing material using truck and trailers from the site does not require a respite period and can occur during the approved hours of construction.

Standard Construction Hours

In line with the work hours approved under the State Significant Development Application (SSDA) in April 2025, work activities will take place during the following hours:

MONDAY – FRIDAY Between 7am and 5pm (inclusive)

SATURDAYS Between 8am and 1pm

No work will be carried out on Sundays or Public Holidays without prior approval.

Out of Hours Works

While works will predominantly be undertaken during standard construction hours, from time-to-time activities will need to take place outside of these hours, generally for large equipment deliveries and collection, in order to minimise traffic impact to surrounding residents.

Advance notice will be provided to our neighbours whenever out-of-hours works are scheduled, along with information on expected timing, impact and mitigation measures.

At this stage, there are no planned out-of-hours activities for April 2026.
